Upon its release, Lakeview Terrace received mixed reviews by critics, earning a 42% rating on Rotten Tomatoes. Dennis Harvey for Variety thought the film provided "fairly tense and engrossing drama," but "succumbed" to formulaic "thriller convention."Variety: Lakeview Terrace Review (September 7, 2008)

Roger Ebert, on the other hand, gave Lakeview a full four stars, finding it "alive and provoking."
