Introduction
- A career as a real estate agent or real estate broker can be both personally and financially rewarding to those that are suited for the industry. If you live in the state of New York and are considering entering the real estate business, you'll need to apply for and obtain the proper licenses from the New York State Department, Division of Licensing Services.
- As a licensed real estate salesperson, you will be acting as an agent for a licensed real estate broker. Although you may be negotiating real estate purchases and sales, the actual business is supervised and conducted by the broker.

Step 1: Get Educated
- In order to qualify for a real estate salesperson's license, you will first have to complete 75 hours of a real estate education. The education you receive must be administered by an institution that has been approved to provide real estate education by the Secretary of State. There are dozens of different colleges, universities and continuing education schools at which you can take the approved courses, so seek one out that meets your financial and scheduling needs.
Step 2: Take the Exam
- Once you have received the required education, your next step in getting your license is taking and passing the qualifying exam. The exam is administered by the department of state; you can arrange to take the exam by setting up an account on the eAccessNY portal, which can be accessed from the official New York Department of State website. You can also call the department of state customer service center, or visit one of the department of state offices in Albany, Binghamton, Buffalo, Hauppauge, Syracuse or Utica for information on exam scheduling.
Step 3: Find a Job
- After passing the qualifying exam, you must be sponsored by a licensed real estate broker or agency to receive your license.
- Once you have found a job with a licensed agency, get their broker license number (UID#)
- You will have to fill out and submit a license application to the department of state, which you can do either online or via mail
- Once you have submitted your application, the broker who sponsored your license will then have to contact the state department to authorize the application
- After your sponsoring broker has authorized your application, the department will review it and, if it is approved, mail the license to your broker's mailing address
Step 4: Take it To the Next Level
- If you have been employed as a real estate salesperson for at least two years and want to start your own business as a real estate broker, you will have to meet the following requirements in addition to those necessary to become a real estate salesperson, as listed above:
- Two years experience as a real estate salesperson or three years general experience in the field of real estate
- Successful completion of a 45 hours of state approved real estate broker education
- Successful completion of a state administered qualifying exam
- After meeting the above requirements, you may apply to the state department for a real estate broker's license.

- The only way to legally buy and sell properties in the state of New York is to either become a licensed real estate broker or be a licensed salesperson for such a broker.
