How to Get Your California Real Estate License
In order to become a real estate agent in California, you'll need to be 18 or older and a U.S. citizen or legal resident. You don't need to be a legal resident of California, but there are special requirements for out of state residents. You'll need to complete 3 California real estate courses and successfully pass the California Real Estate salesperson's exam.

- If you are a skilled salesperson, becoming a real estate agent is a great way to make use of your talent. Real estate can be a very profitable career if you are successful at sales. You should consider, however, that your income will also depend on a variety of other factors, including the current financial state of the area where you work and the type of clients you work with. If you can live with the inherent uncertainty of getting paid solely on commission, real estate might be just right for you.
Step 1: Prerequisites
- To become a real estate agent in California, you must pass the California Real Estate License Exam. Before you can do this, however, you need to meet certain prerequisites.
- You must be over 18 years old.
- You need to show proof of legal residence in the U.S. Proof of California residency is not required.
- You must provide information of any disciplinary actions taken against you, any previous criminal convictions and any pending criminal charges. A previous criminal record could result in your license being denied or revoked; but so could lying or withholding information on your application.
- You will need to take three college-level real estate classes. You might be exempt from this requirement if you have a law degree.
Step 2: Exam
- To become a real estate agent, you will need to pass the California Real Estate License Exam.
- It's not necessary to enroll in a real estate class or school to take the exam; but doing so will prepare you for the exam as well as for a career in real estate.
- If you meet the requisites, you will receive an Examination Schedule Notice. Use this to schedule an appointment for the exam.
- You can apply for the real estate license and exam at the same time. If you pass the exam, your license application will be processed.
Step 3: After the Exam
- If you did not apply for a license when applying for the exam, you will receive a license application if you pass the test.
- You will need to provide your fingerprints and proof of U.S. residency.
- If your application is approved, you are ready to practice real estate.
- Your license will need to be renewed several times and you will need to fulfill several education requirements in the future to keep it.
