When you are going to construct a House, what are all the factors to be kept in mind?

Although I am not a Civil Engineer or an architect, but this much I can say that following things must be kept in mind while constructing a house:
1. Type of land (hardness, percentage of rocks or sand or clay in it, what lies beneath it etc.).
2. Climatic & weather conditions (different types of houses should be constructed for different climatic conditions, e.g. extreme cold, rainy, scorching hot etc.).
3. Elevation and slant of the land on which the house has to be constructed.
4. Geological conditions and activities (whether the area is earthquake prone, calm etc.).
5. Number of floors to be constructed.
6. The house should be built on an Earthquake Resistant RCC Beam Structure.
7. The directional orientation (facing East, West, North or South; whatever suits you).
8. The available building material and their cost.
9. Adequate drainage
10. Adequate approach road and main road
11. Distance from the facilities like hospitals, schools, shops, malls, offices, Govt. institutions, ATM, gym, playgrounds, swimming pool etc.
12. Community and people living around (this is very important).
13. Permissions from the local authorities about constructions
14. Availability and supply of drinking water.
15. Electrical connections inside and outside the house
16. The plan (it must suit the requirements of every member of the family).
17. Greenery and open space around the house.
18. The history of the piece of the land on which the house has to be constructed. You believe it or not, but it is never good to build houses on lands which were once burials, spots of murder or brutalities, torture etc. These places never suit.
19. The house should never be constructed near sources of radioactivity, poisonous gases, pesticide or chemical factories, slaughter houses, high power Radio/TV/Mobile towers etc.
20. Lastly, the most important factor of all is the money you have in your pocket. It makes all other factors possible.
