Scrander berry has it right: it is agreed that the square root is the positive number. So square root of 144 = 12.

If, however, you are asked "solve the equation x^2 = 144"
then the answer is both +12 and - 12. That is because this is asking a different question: "solving x^2 = 144" means to find all possible numbers x that satisfy the equation, and both + and - 12 do satisfy the equation.
But when asked for "the square root of 144" the answer is +12.

(This is why in the quadratic equation we write " +/- sqrt(b^2-4ac) " : to signify we are solving for all possible values and not simply taking a square root , and so we want both the + and the -

Square roots are always positive.
From Wikipedia:
The principal square root function f(x) = \sqrt{x} is a function which maps the set of non-negative real numbers R+ ∪ {0} onto itself.

12 and -12. Many people will say 12 and forget the -12. Remember a negative number times another negative number yields a positive number.
