What's the best way to get liability coverage for rental properties? My current policy only covers dwellings?
I have a policy in the state of Kansas, which is about half price of the commercial policies out there. However there is no liablity coverage. What should I use? Umbrella Policy? Which company?

Allstate's policy will not cover properties by umbrella that they don't insure themselves. Do you know any other companies?
Some of the smaller carriers will...most of the larger ones won't. Since officially an umbrella policy is just for excess liability, it might be worth the effor to contact a broker that is UN-Affiliated with any specific mega agency since nearly all of the larger ones require they hold the accounts. I know for sure Geico, Nationwide, Allstate, State Farm etc will not write unless they insure.
