2.. If possible rent a small storage unit. Go through the house and declutter. Pack away all but the minimal knick-knacks, personal photos, excess books, excess blankets, sleeping bags, and clothing. Also store all but your minimal amount of furniture, leaving just enough to get by on so the rooms look large.
3.. Steam clean carpets and large area rugs (wash smaller ones)
4. Clean the blinds, curtains, and ceiling fans, baseboards, bathroom tile & grout.
5. Paint interior walls a neutral color (this also helps to eliminate pet odors, smokers odors)
6. Make sure all faucets, lights, ceiling fans, dishwasher, fridge, stove, and such are in good working order.
Good Luck with your sell!

M$1. Give your house a paint-job. If the living room hasn't been painted for a while, doing so will make the house look much brighter and fresher. It is a bit of work, and might actually be a waste of time (because the new buyers may want a different color), but the freshness will definitely help in the sale. Make sure you use a color that may be liked bythe majority of people, even if you don't like it yourself. A pink wall will surely turn down some potential buyers.
2. Clean up. Make sure there is no rubbish in or around the house. That also includes old wooden planks, old furniture, or other stuff you 'parked' on the side of the house.
3. Fix things that are broken. Change that lightbulb that broke down months ago
4. Take a critical look at your own house. Why would or wouldn't you buy your own house. Be honest about it, potential buyers surely will be! Any criticism can be make positive, if you fix it.
With these simple steps, you're surely improving chances of making the sale. Good luck!

M$Take of all photos and decorations, which reflects your personality. Remove all family photos on display. Clean and remove clutter. Take your personal items and store them out of your house on the day of open house. Make the rooms look spacious. Put fresh flowers. Think of curb appeal. Put a planter with nice plants on the front.

M$The second important thing is what most people were talking about - staging. Making the home look generic, clean, and attractive.
* Remove all personal items, like photos, real art, books about religious or controversial topics.
* You also want most surfaces to be free of any clutter - reduce books/DVDs/ anything visible on shelves or tables.
* If any rooms seem even slightly crowded, remove furniture pieces.
* If you have bold paint colors, it may help to paint those walls tan or another neutral color.
* Make sure the home contains no bad smells - no food smells, pet smells, smoke smells. If this requires that you have carpets cleaned or replaced, then do that.
* Repair any minor cosmetic damage - paint chips/dings, fine cracks in walls or ceilings, perhaps replace some bathroom or kitchen hardware to make fixtures and appliances look newer
* Remove anything that gives the appearance of a problem - air cleaners, window films, plastic sheeting on windows
* Make sure rooms have sufficient lighting. A bright room always looks nicer than a dim room.
* If you have pets - see if they can stay with someone else while your house is on the market.
* Clean things you might not normally clean, like the walls, ceilings, light fixtures, the floor under the oven drawer, baseboards
* Make sure the yarn is neat and well tended, mowed, edged, trimmed bushes, clean gutters, swept sidewalk and deck
* Make sure storage areas are completely or nearly empty - such as the garage and basement and attic. You may need to rent a temporary storage space. You want the house to look like there's tons and tons of space.
Remove any items you particularly want to take with you (like draperies and drapery hardware, area rugs, industrial shelving or organizing units you can use in your new house, etc...). Buyers sometimes ask to keep them and they won't ask if those items are not there.

M$Curb Appeal is also another inportant thing. Your yard must be clean and clutter free too. Bushes trimmed, any paint touch ups, maybe some fresh flowers, you have to draw the attention to the buying customers to get them into the home from the start.
