If you don't have experience with this kind of thing, or you only own other types of real estate and are expanding your holdings, I'd recommend negotiating an agreement that obligates the previous owner to stick around and train you for a specified period of time. That said, from what I understand, these are one of the more simple types of businesses to operate. If someone as unbalanced as Lenny Dykstra can do well in the car wash business, I can't imagine it's especially challenging!
As with all real estate transactions, I'd recommend that you look at comparable sales in the area and that you work hard to get low cost financing. Bad financing can kill any deal, and besides, the better your financing terms the more profitable your venture will be.
