How much do these sites cost to develop and why do you think it costs that much? (see below)
I'd really like to know how much it costs to design, develop, and maintain the entire site.

Depending of who does the work, either of these sites will run $50,000-$250,000 (I wouldn't be shocked if Starbucks paid much more for theirs) to design and develop. Maintenance is different, you would have to tell us what do you mean, like small formatting changes, seasonal templates, etc.
You could of course go much lower than that, but at that level of business it will be nearly impossible to find a shop willing to do the job for less than $50,000. That figure includes things like:
1. Business development.
2. Customer meetings.
3. Mockups.
4. Art design.
5. HTML design.
6. Programming.
7. Testing.
Neither company is going to entrust a one man shop to do it all, which is what keeps the initial cost so high. It just costs money to have more than a couple people working on something.
