What is the best way to find and buy a foreclosed house in Connecticut.

I searched for this information but only found hundreds of "spam" type listing sites, I am looking for someone to answer this question who actually has experience buying foreclosed housing.

It appears that foreclosure sales in Connecticut are handled by the State Superior Court.

Foreclosure - Uniform Orders, Procedures and Forms http://www.jud.ct.gov/external/super/ForeclosurebySale.htm

Sales take place at 12:00 noon on the premises and inspection of the premises must be from 10:00 a.m. to 12:00 noon on the date of sale.

The Court-ordered advertisement is to be published on 2 (two) separate dates in a newspaper as directed by the Court as well as a sign placed on the premises not less than 20 nor more than 30 days prior to the sale.

In Arkansas, you can call and request to be added to the Land Commissioners listing of all foreclosed property that is mailed out twice a year.

I assume Connecticut would have something similar. I did find an email address listed under Bidding Opportunities -

Try zillow.com and its relative foreclosure.com. Zillow is free and will tell you that the property is listed by foreclosure.com

Foreclosure.com offers a seven day free trial, but you have to give them payment information.

I was looking at foreclosed homes in Michigan. I kept the account 6 days. When I canceled (easily online) foreclosure.com offered me another week free.

If you are looking to buy a house in foreclosure one good way to get a deal at the last minute is to go to the foreclosure auction.

Once the Judgment of Foreclosure and Sale has been signed by the judge the house can be sold at an auction overseen by a referee that was previously appointed for that purpose. In most counties the auctions are held weekly at the courthouse steps or some other municipal building.

Call the county clerk to find out the day and time of the auctions and go to a few of them for an hour to get a feel for what the market is like.

Just a few words of caution about buying foreclosed homes. The foreclosure process often takes over a year to complete. During this time there is little if any incentive for the homeowner to conduct any repairs or maintenance on the property and by the time it gets to auction it is often in horrible shape. The property is also typically sold as-is so keep this in mind.
