Seagulls may sit in trees but they do NOT live in trees or build nest in trees. They usually build them on cliffs near the seaside.
Seagulls do not need to swim. Instead, they can swoop down an catch fish and are extremely intelligent at sighting and smelling food. Sometimes a seagull may dive into the water to catch fish, similar to many other types of birds.

Growing up along the Pacific Ocean, I learned that Sea Gulls are ground nesting birds and scavengers. Most sea birds have very wide webbed feet that would not work well when hanging on to a limb or branch. As far as swimming, gulls also swim well, as cjd noted above.
