How can I best deal with the requests of my unreasonable next door renter in MN?

am a 60 y/o disabled woman who contracted for a 1 year lease in a 55+ apartment complex in a rural town in MN. The next door male renter has on more than 1 ocassion demanded that I not play my Television from the hours of 10 PM to 8 AM even though my I have perfect hearing and a TV with poor quality speakers is set very low. The previous renter of my apartment left after a short time when the same renter complained about his TV. Now this gentleman indicates that he can hear every word I say even when I am not talking. Last evening he stopped my non-tenent niece outside and compained rudely to her regarding what he percieves to be a noise issue. He indicates that he can hear every word spoken in my apartment and that he wants quiet during the hours noted above.

I am at a loss and refuse to be a prisoner in my own home while being a model tenent. I left a voice message for the landlord and would like to gather all the advice I can regarding my rights. Please understand that the TV is not loud even as noted by the onsite manager. Converstation is held in normal or low tones during the night.

If the landlord is unable to accomodate me, what are my options?

Unless your lease specifically states that you can't play your TV between those hours, I'd say you have a perfect right to do so. Apparently the walls between the apartments are pretty thin even he can even hear spoken voices, which is not your fault.

If the neighbor has been rude to you and your guests, you really need the landlord or apartment manager to step in. This kind of behavior shouldn't be allowed and I can't say the guy is dangerous, but I wouldn't feel comfortable living next to him. Would it be possible for you to move to another apartment in the same building, on the same lease? The landlord might figure out he's going to have a hard time keeping tenants in that particular apartment as long as that guy is living next door, and do something about the situation.

If changing apartments isn't an option, you might consider using the earphone jack on your TV during the hours when the noise bothers him. It would be a concession on your part, but if the walls are truly that thin then it would be a considerate thing to do. Some people do have a hard time sleeping with even the slightest noise; I know my daughter has to have perfect quiet to fall asleep.

My own opinion is that we're always better off taking the high road and killing our enemies with kindness. The small inconvenience on your part (using earphones) will make apartment living more comfortable for you (not having to put up with his complaints and rudeness) and for him (being able to sleep at night, I presume).

And then, during the day, I'd blast the volume on that sucker!
(Not really, but I'd be tempted)
