I don't have that type of mouse but have had lots of others. Any mouse with a ball needs regular cleaning. Usually the ball pops out, or their is a release ring to twist. The bits that get dirty are the rollers inside, not the ball itself. Gunk collects on them and needs to be cleaned. Usually scraping with your fingernail works, but you could go for fancy cleaning products. Mainly, each roller has to be able to roll freely.
However, I have just looked up your type of mouse. The principle is the same but it's not so easy to get the ball out. You have to clean it chemically by rolling it on alcohol soaked swabs or the like. Here's a link to a full discussion.

How do I fix the mac mighty mouse scroll ball when it only works to one direction and not to others?
My mac mighty mouse (the wireless one) scroll ball works for scrolling up, left and right, but it does not scroll down. I want to try fixing it before returning to Apple. Does that ball needs cleaning? How is it done? Is there any other way of fixing this?
