in fallout 3 how do you get to takoma industrail ?

In Fallout 3 Walkthrough, you can get to Takoma Industrial by gaining an access to Tacoma Park, in order to get inside the park, you must pass through the subway tunnels from the Vernon Square East, going north of the Statesman Hotel. This is the only way and other things proved to be impossible.

The Takoma Industrial is an abandoned factory in Takoma Park in Downtown DC, The industries can only be reached from the Vernon East/Takoma Park metro to Takoma Park, through a derelict house to the east when you exit the subway.
