I want to buy my own island... so what are islands selling for these days?

I'm looking for an undeveloped island that has a fresh water source and enough acreage to develop a small airstrip or at least room for a helipad.
A decent anchorage would be a big plus.
Location can be anywhere in the world except pirate infested regions.
My budget is $7,000,000 but would like to find something under budget.

Hi. Well I have found an Island for you. It's located on the Dalmatian Coast, in an area between the Island of Kornati, and the Kornati National Park. It's one of the islands in between. Croatia has over a thousand islands, This island is one of a group of 130 islands in the Kornati Archipelago. It's 30 meters above sea level, 8.9 ac. or 36,000 square meters. It has lots of low mediterranean plants, olive trees, stone pebble shore. It has natural water wells. The price is 468,000 euro's ( cheap at the price!) I have put a website source in so you can read up on all the wonderful Croatian Islands, at the moment, I could only find 3 for sale, and this one suited your specifications. I will come an visit you when you buy it, as I live about 150 km. away. I am in the middle southern part of Dalmatia.

I'm a fan of Alaska....but I would build your house on pilings for bad weather events....
There are a few of these islands off of Sitka....and for a cost of less than $200,000

In the sources section for this answer you will find the top site for buying islands. I got turned on to this site a few months ago after hearing about it on NPR. I had a short story taht I was working on at the time, and it made sense to fit some of the information from this site into the story.

Price is going to depend upon size of the island, the location of the island, what country the island would fall under (or if it is a rare independent), if it is cleared for buildings, or it it has buildings on it. It would really be difficult to give you an average price for an island since there are so many variables. It would be like asking how much houses go for. There are too many things to take into consideration when talking about this kind of purchase.

The least expansive island on the site is 0.74 acres with no buildings or major clearing ouside of Panama City for $30,000 US. The most expensive is $160 million and is located off of Thailind. It is a little over 110 acres, and has a large area cleared.

Remember that if you buy an island, you will have to have an expedition onto it to make sure that there are no deadly animals or plants. Then, transportation might need to be provided for trucks to clear off the land, and to build a home. There are a lot of extra expenses outside of just the island itself.
