I'm going to guess Real Estate.

Although, when I was in Hawaii in late November, I saw a ton of simple red "For Sale" signs indicating private sales. I might tour around the exact area you're looking at for signs and approach the homeowners directly for the best house, location and price.
Hawaii isn't immune to the Real Estate downturn and any local Real Estate Agent will be more than happy to listen to exactly what you want and work hard to find it for you.
