Without seeing it, it's hard for me to advise. But if you give a few details, I will try to help. Keep it clean, painted fresh, remove clutter. If you have no room to remove it, box it up, store in 1 room. Enlist local volunteers to help.
Ask them to reduce their commissions. Check with your local government real estate division, to see what they are legally allowed to charge as commissions (brokers take $, salespeople take $) good luck and God Bless!
