I hesitate to use the word "never", but I really don't think you can ever accurately predict a number of visitors a domain will receive. And it is even harder to predict how much you will make.
What you *can* do...
One method:
Start with keyword research. Check different tenses and related words to the word you think will get the most traffic. You are looking for high traffic keywords, but not the top words in any given topic. The reason for that is you will not be able to get any kind of top listing without content on the page.
You are then going to look for domains that contain those keywords and choose the one that has the best combination and is a .com.
Long tail keywords are best for this method, but in my opinion you would make more if you actually put content on the page and tried to rank for it.
Another method:
(this is what many people do)
Find a domain that is expiring or has expired recently. Check the search engines to see how many links the site has coming in to it. (type in link:www.thedomainyouareconsidering.com)
If it has a lot, you can buy the domain and park it with revenue generating ads, like Adsense. (They now have a special type of code just for parked pages.)
Realize the fact that as those sites linking realize you are a dead end they will remove their links.
A third method:
(some do this as well)
Purchase a domain that is similar to a popular domain. Put Adsense on it. (i.e. www.ggoogle.com) Hope people misspell the domain and end up on your page instead. It helps to know what popular misspellings are currently getting traffic. You do this by researching the misspellings as you would keywords.
The reason you can't predict how much you will make is you have nothing to base it on. You have no control over the ads and no idea how well they will perform. (i.e. get people to click on them) There are too many variables.
