I would definitely have no interest in this house or any house that looks like this. I far prefer more intriguing modern architecture than this style.
Besides, if you spend that much, wouldn't you want more privacy? Living next to the Playboy mansion must have some noise issues not to mention traffic and paparazzi.
There are many other more compelling properties available for that type of money. Also, do you really want to line the Hefner's pockets? In a down market, how can you reward someone who financed the entire house and expects to sell it for four times what they paid?
It's interesting to think of the type of customization that house must have to jack up the price. I wonder if it's tasteless or if some of it's nice. Generally these are highly customized homes tailored to someone else's wants and don't suit another buyer well without major changes.

Probably the main attraction at the home is the neighboring property, grotto, and Playboy parties. But how much longer can Hef hang in there and party? If the parties end next year, is it still worth $28 mill.?

I would take my $28 million and go elsewhere. The Hefners are rumored to have purchased the home in 1996 for under $7 million. Probably the main attraction at the home is the neighboring property, grotto, and Playboy parties. But how much longer can Hef hang in there and party?
