My opinion is that Singapore has some ways of pricing control on land and housing price, mainly through URA and HDB.

URA (Urban Redevelopment Authority) Singapore is the Singapore land use planning authority.

URA’s About Us shows challenges Singapore has due to its small size and thus land use plannning is important.

URA’s Master Plan 2008 is insightful too.
We can get a glimpse from its “Special and Detailed Control Plans” on what aspects are controlled.

On 14 Sep 2009, Singapore has Measures to ensure a stable and sustainable property market issued by Ministry of National Development, Ministry of Finance, Ministry of Law and Monetary Authority of Singapore. This is said to curb real estate speculation.

HDB (Housing and Development Board) Singapore is Singapore's public housing authority.
